Tribeca Arches
172 Duane Street New York 10013
Between Hudson and Greenwich Streets
The cast iron arches that sit in front of the building were originally built in about 1870 and were completely restored in about 1990 when the old cheese warehouse that had previously occupied the site was completely demolished. The current 'award winning' building was then built behind the these arches and was completed in December 1993.
The properties on either side have been extensively renovated recently and the whole area is very upmarket with a pleasant park area directly opposite and expensive furniture shops and restaurants all around.
Building width - 25.0625 ft
Building depth - 127.52 ft
Site area - 3,196 sq ft ( 0.07 acres )
Basement ( full height ) - 3,196 sq ft
Ground inc mezz ( 15ft ) - 3,592 sq ft
First ( 12ft ) - 2,771 sq ft + terrace - 237 sq ft
Total existing 6,363 sq ft
The FAR for this plot is restricted to 5 due to it being in the Tribeca Historic District - 5 x 3,196 = 15,980 sq ft maximum permitted size of building above ground not counting terraces or lift or stair areas subject to Landmark approval.
Total allowable 15,980 minus existing 6,363 means that there are 9,517 sq ft of unused air rights available subject to Landmark approval.
This could result in a total potential building size of about 20,000 sq ft including the basement and terraces.
172 Duane Street is only a few minutes walk from the Hudson River and all that it has to offer and although Downtown, it is only a couple of stops on the express subway to Times Square from Chambers Street station just around the corner. |
